Just went through the latest data on America's wealthiest suburbs in america and some interesting patterns are jumping out. Scarsdale, New York is holding the top spot again - their average household income sitting around $601k in 2023. But what caught my eye is how much movement happened in the rankings this year.
Alamo, California and Southlake, Texas basically came out of nowhere. Alamo wasn't even in the top 50 last year and now it's at #5. Southlake jumped from #13 to #7. Meanwhile, California just keeps dominating - they've got 17 of the top 50 wealthiest suburbs in america now. Los Altos, Alamo, Orinda leading the pack there with crazy home values.
Texas is making a real move too. Five suburbs in the top 50, with three in the top 10. West University Place, University Park, and Southlake are all up there competing with the California and New York suburbs. What's wild is the home value appreciation - some of these places saw 6-7% gains in just one year, though a few California suburbs actually dipped slightly.
The wealthiest suburbs in america tend to cluster around major metros - New York area, Bay Area, Dallas-Fort Worth, and DC suburbs all well represented. Florida's got Palm Beach, Pinecrest, and Lake Butler making the list too. If you're looking at where the money actually is, these patterns are pretty telling about where wealth is concentrating right now.
