On March 1, 2026, Beijing Youth Daily reporter learned from the Housing Management Bureau of Chaoyang District, Beijing, that to alleviate the housing issues for frontline city operation and service personnel, Chaoyang District is launching a pilot program for collective dormitory-style rental housing targeted at frontline city operation and service staff. Registration is open from March 1 to March 31, 2026 (weekends included).
According to reports, all the collective dormitory resources for this program are held and operated by Beijing Chaoyang District Affordable Housing Development Co., Ltd. (hereinafter referred to as “Chaoyang Housing Development Company”), totaling 200 units. These rental resources are collective dormitories leased to employing units, intended for their employees’ accommodation and centralized management.
Among them, the Maquanying project is located at the northeast corner of Xiangjiang North Road and Chuangyuan Road intersection in the Cui Gzhuang area of Chaoyang District, within Xiangjiang North Bank Community, with a total of 90 units. The units are all designed for single occupancy by same-sex individuals, with some three-bedroom units available for sharing among two or three families. The apartments are equipped with water heaters, beds, mattresses, smart locks, broadband internet, and heating. Rent prices are dynamically adjusted, with no gas fees included.

The types of available units are as follows: 20 units with an area of 55-64㎡, each configured with 2-4 beds, with standard rent approximately 706-1,639 yuan/month/bed. These are leased in bulk to the employer, who then arranges for same-sex employees to move in. Minimum rental is for 2 people, up to 4.
Fifty-five one-bedroom units (69-81㎡), each with 2-6 beds, with standard rent approximately 589-2,057 yuan/month/bed. Leased in bulk to the employer, who arranges for same-sex employees to move in. Minimum rental is for 2 people, up to 6.
Fifteen three-bedroom units (119-126㎡), each with 6-8 beds, with standard rent approximately 759-1,068 yuan/month/bed. Leased in bulk to the employer, who arranges for same-sex employees to move in. Minimum rental is for 6 people, up to 8, or shared among two or three families meeting the criteria (with rent shared among the families).
Qicai Jiayuan Project is located at No. 43 Donggao Road, Chaoyang District. All units for this connection are 18㎡ studios, totaling 110 units. These units are suitable for singles or families. Each studio (approximately 18㎡) can be configured with 1-2 beds, with standard rent approximately 600-1,200 yuan/month/bed. Leased in bulk to the employer, who then arranges for same-sex employees or families to move in. Minimum rental is for 1 person, up to 2.
This program offers rental collective dormitories to employing units, primarily targeting frontline city operation and service personnel such as sanitation workers, couriers, food delivery workers, security guards, cleaners, bus drivers, and ride-hailing drivers. The leasing method involves the employer leasing the entire set of units in bulk, with no individual or family applications accepted. Employers apply to Chaoyang Housing Development Company. After leasing the entire unit, the employer arranges for eligible employees within their organization to move in. Both the leasing employer and the tenants must meet the following conditions: the employer must be registered in Chaoyang District; the employee’s family must have no housing within Chaoyang administrative area; and the employee must be a current employee of the employer.
According to leasing rules, the contract duration for each lease is no more than 24 months, with a total maximum lease period of 60 months. After 60 months, the lease will not be renewed. Multiple eligible employees from the same employer must jointly lease the same unit, and once the number of residents meets the leasing criteria, a tripartite lease agreement will be signed among the employer, the tenants, and Chaoyang Housing Development Company.
